Bad News Is Coming to MHVille, Again. Three Vital Stages for Manufactured Housing Professionals

The numbers for new HUD Code manufactured home shipments for January, 2019 are in.

The latest data from IBTS and HUD are sobering.  The decline that began in 2018 for new HUD Code manufactured home shipments are continuing. We’ll have a separate report with the facts.

It’s is the latest ‘wake up’ call – or alarm – for manufactured housing professionals who have had their fingers crossed.  There are those who for whatever reason want to hope, trust, close their eyes, drink, do more social media, binge on TV, or do whatever wishful thinking they chose – instead of admitting the facts, and then acting.

It’s not just a slide in the last quarter of 2018 that should concern manufactured housing professionals and investors. That 4th quarter 2018 dip is a serious a warning sign. Why? Given an affordable housing crisis, several states – including half of the top 10 manufactured home selling states – experienced a year over year (YoY) decline in sales in 2018 vs. 2017. These are trends that should not be ignored or swept under the rug with MHI’s latest photo op picture of a staffer with some public official. Question. How many new manufactured home sales are made due to those photo ops? Few? Any?

The Stages of Manufactured Housing Truth?

  • MHI’s Arguably Deliberately Mislead the Manufactured Housing Industry and its Professionals.
  • How so? MHProNews was alone in spotlighting the highly questionable – or deliberately misleading video – that MHI produced last fall, designed to get new members in, and get current members to renew their membership.  They spoke about “momentum.” If so, it is momentum in reverse.  Instead of explaining or defending this based on evidence, MHI instead hired an a outside attorney to threaten this publication, see that report linked here.
  • It should be obvious that when MHI had the three largest producers as members, that they could or should have known in advance what those trends would be. After all, each producer knows what they produce, precisely.  The industry finds out later.  MHProNews had heads up messages from MHI-only members as to what was coming. That’s why MHProNews raised the flag last fall, because we had reliable sources telling us what was coming.

2) The Manufactured Housing Association for Regulatory Reform (MHARR) has said for years what they summarized recently in their “Illusion of Motion” report. Prior to that, they issued a detailed report about 18 months ago explaining why there had to be a new post-production trade group to represent the interests of manufactured housing independents.

  • Two state community associations broke ranks with MHI in 2017 and stated on-the-record that they did so due to MHI’s failure to represent their interests. They formed a new association in 2018, NAMHCO – the National Association of Manufactured Housing Community Owners. NAMHCO recently hired a lobbyist, so their organizational efforts are underway.
  • There’s been discussion for years about forming a new post-production association, such as the MHIdea. With all that has been revealed about Clayton-21st and the ‘Warren Buffett Strategic-Economic Moat’ strategy – coupled with dozens of reports by MHProNews – how much more evidence is needed?

If the Omaha-Knoxville-Arlington axis – which has been routinely invited to explain our concerns, if they can – some of their actions and claims, vs. the results. They’ve been mute.  Yet, a Clayton Marketing Manager offered praise for our trade media work as a “thought leader” in the industry. Kevin Clayton, Tim Williams are among those that have praised our work in writing.  Perhaps they and their surrogates thought that we’d never catch on?
