New Financing for MH in 2015; Plus DC, Tunica and Louisville Updates

A lender who’s firm originated hundreds of millions of dollars in mortgages in December is poised to enter manufactured home (MH) lending. That lender holds a high level management role. Our source has been talking to us for about 2 1/2 years, as part of their expanding their understand of the MH space. He tells us their entry could happen in time for the 2015 Tunica Manufactured Housing Show.

There are a number of reasons this should be welcome news in MH retail and community circles. The way this particular loan program is toon-clips-laugh-all-the-way-to-the-bank=credit-posted-masthead-mhpronews-com-being described, the rates and terms would be competitive with its conventional housing counterpart. The loans could be made on manufactured homes in both fee simple and land-lease scenarios.

Manufactured Housing’sDC Talk

Sources close to Arlington-based MHI tell MHProNews that the Manufactured Housing Institute is giving off-the-record assurances to MHARR. The issue is MHI’s planned hiring of a full time membership recruiter, and the alleged assurance is to not use that yet-to-be-hired recruiter to ‘go after’ MHARR’s members. If that plays out that way, it’s a bullet dodged for all, and thus good news for an industry tired of periodic tugs-of-war between the two national trade associations.

But dozens – if not hundreds – of high level eyes will watch to make sure such a detente proves to be true. Of course, we will track that for you too.

More DC talk. As we foreshadowed the night before the official MHI word was released, Lesli Gooch was hired to replaced Jason Boehlert. We welcome Ms. Gooch to MHI, and hope for the best in the important work that needs to be done on Capital Hill and with regulators.

Tunica Surprise

We’ve known for week’s about the upheavals that have taken place with respect to the late March, 2015 Tunica Manufactured Housing Show. While we lightly hinted, this was a deliberate “failure to report.” It was important for the Tunica Show to come up with a strong plan B, when a specific Harrah’s manager allegedly threw a major monkey wrench into the mix.

That said, we now want to tip the hat to Jen Hall, who also knew (and who is not our source on this), for her bold and smart effort to try and repair the Harrah manager’s curve ball. The Mississippi executive’s effort deserves a separate article someday, but until then, Jen – as some say…”good-on-ya!”

Louisville is Large and in Charge!

Louisville has been the big #1 in attendance for U.S. Manufactured Housing Events two years running! Even with a clear-but-cold long range forecast for 2015, preregistrations for Louisville are running nicely ahead of the 2014 pace.

Manufactured Housing’s New Year’s Resolutions!

Please indulge me for boldly proposing a few things as Manufactured Housing's New Year's resolutions. The only reason to consider this list is because it will mean more sales for retailers and factories, more occupied home sites in communities, more robust events as well as revenue flowing to associations, happier customers and a better America.

You are welcome to submit your own list for us to publish too! Until then, please read on and see for yourself if this list makes sense.

We could sum up the path to increased profits and satisfaction for the many this way. Growth will flow from improving professionalism and protecting home owners as well as businesses by reducing the regulatory choke holds that throttle our industry, notably in the areas of financing/

We can grow business, satisfaction and profits via the following common sense initiatives

  • Passing HR 1779 and S 1828, while working on the opportunity to revive the Duty to Serve, given FHFA new man at the helm, Mel Watt's past support.
  • Full and proper implementation of the Manufactured Housing Improvement Act of 2000.
  • Getting along effectively between associations and industry professionals. You know the saying, “Those who toss mud may sully the target of their mud slinging, but they also lose ground in the process.” (- the Elk). Disagreements ought to be as private as possible, while praise, agreements and success ought to be as public as possible.
  • Becoming and creating more Manufactured Housing Evangelists. See the Louisville Show seminar line up for this topic, the finance topics and the one below.
  • Improving Manufactured Housing Image, Education, Marketing and Sales the easy ways.
  • Never losing sight of customer satisfaction and protecting their value! When more pros become MH Evangelists, we will see more residents and customers become MH Evangelists too. When that happens, our industry will become an unstoppable force in American and global housing. Customer satisfaction must be at the heart of all we do.

We won't elaborate much beyond those bullets today. It is worth pointing out the fact that directly and indirectly, these bullets were among the 30 top interests of manufactured housing professionals in 2013.

Speaking for myself, for those times when I've dropped a ball or have been anything less than a gentleman, no excuses, I'm truly sorry. Mistakes are to learn from, and that is what we strive to do here, constantly improve.

It is still very much my intention to be a bridge builder and advancement advocate, and that may at times mean shinning a spotlight on what seems right and what seems wrong. The truth is painful at times, but in the ideal, we ought to share truth in a way that is sensitive to others, and treat them as we want to be treated.

Starting the New Year off Right for MHPros

Happy New Year! As 2013 has now gone into the history books, a new year – 2014 – lies before us like a stack of clean white paper waiting to be written or printed. Let's look quickly at a handful of topics, before sharing the line up for our January 2014 issue of

There are some who are experiencing significant angst, with all of the Dodd-Frank regulations coming online.

This is a valid concern, and there are common sense steps to take.

First, find out exactly what financing our industry's top lenders are offering in 2014 under the Consumer Finance Protection Bureau (CFPB) implementation of Dodd-Frank and SAFE.

My suggestion is to be in Louisville on January 22nd for the free finance seminar – that industry finance expert Dick Ersnt of – will be moderating.

Big vs. Little Industry Businesses?

There are times we hear via email, calls, at during virtual or live events that there is a tug of war between little and big business in our industry. Some say this is really evident at the association level. My own experience is that this is a false dichotomy. Sure, big business may have some advantages, but so do 'mom and pop' operations!

Each has something to learn from the other, and thus it makes sense for state associations, the National Communities Council, et al to have members from all sizes of enterprises. A near perfect example follows below.

I was a little concerned that the big rush of pre-registrations in December might slow down, but we are in fact running well ahead of the pace in 2013, which was a post 2010 record attendance!

Show Chairman Ron Thomas Sr. has a column on the best attended event in all of manufactured housing in 2013.

National MH Issues, including Meeting of Successful Retailer's, focus on enhancing Business Growth
We have two national manufactured and modular home topics to look at, and they are very much inter-related! The historic Drake Hotel in downtown Chicago is the source for one manufactured housing industry news item below, and Phoenix, AZ is the source of another.
1. Chicago, IL: PEAK Performance Retailers Share Strategies and Systems
There are few things more motivating than to see first hand successful industry pros sharing their experiences. Some of the top names and brightest stars among independent manufactured housing retailers – boulevard and community based sales – met in Chicago this week, and it was a true treat to be with them, share ideas and learn from each other.
While so many retailers are out of business or are singing the blues, others – like these PEAK Performers – are taking lemons and making lemonade.
How would you like the sales curve seen above to be YOUR sales curve? Well, these PEAK Manufactured Housing (and some modular home) Retailers can show you how!
Note that while some of the locations in the map below where attendees have their locations are in 'boom areas,' many are in areas that are well known 'bust areas.'
