New Financing for MH in 2015; Plus DC, Tunica and Louisville Updates

January 11th, 2015 No comments

A lender who’s firm originated hundreds of millions of dollars in mortgages in December is poised to enter manufactured home (MH) lending. That lender holds a high level management role. Our source has been talking to us for about 2 1/2 years, as part of their expanding their understand of the MH space. He tells us their entry could happen in time for the 2015 Tunica Manufactured Housing Show.

There are a number of reasons this should be welcome news in MH retail and community circles. The way this particular loan program is toon-clips-laugh-all-the-way-to-the-bank=credit-posted-masthead-mhpronews-com-being described, the rates and terms would be competitive with its conventional housing counterpart. The loans could be made on manufactured homes in both fee simple and land-lease scenarios.

Stop by booth #115 at the Louisville Show and leave your business card to get follow up announcements expected on what looks like a unique, non-recourse MH lending option.

Manufactured Housing’sDC Talk

Sources close to Arlington-based MHI tell MHProNews that the Manufactured Housing Institute is giving off-the-record assurances to MHARR. The issue is MHI’s planned hiring of a full time membership recruiter, and the alleged assurance is to not use that yet-to-be-hired recruiter to ‘go after’ MHARR’s members. If that plays out that way, it’s a bullet dodged for all, and thus good news for an industry tired of periodic tugs-of-war between the two national trade associations.

But dozens – if not hundreds – of high level eyes will watch to make sure such a detente proves to be true. Of course, we will track that for you too.

More DC talk. As we foreshadowed the night before the official MHI word was released, Lesli Gooch was hired to replaced Jason Boehlert. We welcome Ms. Gooch to MHI, and hope for the best in the important work that needs to be done on Capital Hill and with regulators.

Tunica Surprise

We’ve known for week’s about the upheavals that have taken place with respect to the late March, 2015 Tunica Manufactured Housing Show. While we lightly hinted, this was a deliberate “failure to report.” It was important for the Tunica Show to come up with a strong plan B, when a specific Harrah’s manager allegedly threw a major monkey wrench into the mix.

That said, we now want to tip the hat to Jen Hall, who also knew (and who is not our source on this), for her bold and smart effort to try and repair the Harrah manager’s curve ball. The Mississippi executive’s effort deserves a separate article someday, but until then, Jen – as some say…”good-on-ya!”

Louisville is Large and in Charge!

Louisville has been the big #1 in attendance for U.S. Manufactured Housing Events two years running! Even with a clear-but-cold long range forecast for 2015, preregistrations for Louisville are running nicely ahead of the 2014 pace.

Everything at the Kentucky Exhibition Center is all indoors, in climate controlled comfort. Here is a snapshot!

  • New Homes! – more manufacturers than any year since 2010! See this page linked here.

Manufactured Housing’s New Year’s Resolutions!

January 5th, 2014 No comments

Please indulge me for boldly proposing a few things as Manufactured Housing's New Year's resolutions. The only reason to consider this list is because it will mean more sales for retailers and factories, more occupied home sites in communities, more robust events as well as revenue flowing to associations, happier customers and a better America.

You are welcome to submit your own list for us to publish too! Until then, please read on and see for yourself if this list makes sense.

We could sum up the path to increased profits and satisfaction for the many this way. Growth will flow from improving professionalism and protecting home owners as well as businesses by reducing the regulatory choke holds that throttle our industry, notably in the areas of financing/refinancing.show-me-the-money-louisville-manufactured-housing-show-2014-posted-masthead-blog-mhpronews-

We can grow business, satisfaction and profits via the following common sense initiatives

  • Passing HR 1779 and S 1828, while working on the opportunity to revive the Duty to Serve, given FHFA new man at the helm, Mel Watt's past support.
  • Full and proper implementation of the Manufactured Housing Improvement Act of 2000.
  • Getting along effectively between associations and industry professionals. You know the saying, “Those who toss mud may sully the target of their mud slinging, but they also lose ground in the process.” (- the Elk). Disagreements ought to be as private as possible, while praise, agreements and success ought to be as public as possible.
  • Becoming and creating more Manufactured Housing Evangelists. See the Louisville Show seminar line up for this topic, the finance topics and the one below.
  • Improving Manufactured Housing Image, Education, Marketing and Sales the easy ways.
  • Never losing sight of customer satisfaction and protecting their value! When more pros become MH Evangelists, we will see more residents and customers become MH Evangelists too. When that happens, our industry will become an unstoppable force in American and global housing. Customer satisfaction must be at the heart of all we do.

We won't elaborate much beyond those bullets today. It is worth pointing out the fact that directly and indirectly, these bullets were among the 30 top interests of manufactured housing professionals in 2013.

Speaking for myself, for those times when I've dropped a ball or have been anything less than a gentleman, no excuses, I'm truly sorry. Mistakes are to learn from, and that is what we strive to do here, constantly improve.

It is still very much my intention to be a bridge builder and advancement advocate, and that may at times mean shinning a spotlight on what seems right and what seems wrong. The truth is painful at times, but in the ideal, we ought to share truth in a way that is sensitive to others, and treat them as we want to be treated.

Let me thank all those who make these efforts possible, and want to thank the 1000 plus pros who've connected with me on LinkedIn, and the hundreds who have sent kind words of thanks for what we collectively do. Are you on LinkedIn too? Please send me the invite to connect, at my contact info below. Thank you!

mhpronews-2014

The 5 Ps of sound Principles, Plans, Processes and Profitable Professionalism – rather than posturing or personalities – is how we will achieve the break through of manufactured housing industry success. Not all readers are leaders, but all leaders are readers. Please join the thousands who gather here daily, seeking to advance their careers and profession! Please start by sharing the good, and by example and invitation getting others to dig in and be a part of the solution too.

Three years into our upturn, it is not too much to ask for yet another improved year in 2014. The bullets' above are the ways to accomplish that goal. That's a resolution that can motivate anyone willing to strive for improvement.

For those who are on the fence about going to the Louisville Show, just jump it! Registrations for attendance are running hotter than 2013, so another record year is in progress. Let' share this preview done is association with our friends at ManufacturedHomes.com, who've created this video for your insight and enjoyment!

Please stop by our booth at the Kentucky Exhibition Center (KEC) at the 2014 Louisville Manufactured Housing Show, #115, right by the main entrance to the show hall. There will be delights available for those interested in growing their MH business in 2014! ##

Starting the New Year off Right for MHPros

January 1st, 2014 No comments

Happy New Year! As 2013 has now gone into the history books, a new year – 2014 – lies before us like a stack of clean white paper waiting to be written or printed. Let's look quickly at a handful of topics, before sharing the line up for our January 2014 issue of MHProNews.com.

manufactured-housing-new-year-2014-posted-manufactured-housing-pronews-.jpgAddressing Concerns

There are some who are experiencing significant angst, with all of the Dodd-Frank regulations coming online.

This is a valid concern, and there are common sense steps to take.

First, find out exactly what financing our industry's top lenders are offering in 2014 under the Consumer Finance Protection Bureau (CFPB) implementation of Dodd-Frank and SAFE.

My suggestion is to be in Louisville on January 22nd for the free finance seminar – that industry finance expert Dick Ersnt of FinmarkUSA.com – will be moderating.

Perhaps every major lender in our industry will be there, and thus you can get a quick feel for what you can still do to sell homes in 2014! We also recommend political engagement, please see the one of the hottest articles in our industry on that topic, linked here.

Big vs. Little Industry Businesses?

There are times we hear via email, calls, at during virtual or live events that there is a tug of war between little and big business in our industry. Some say this is really evident at the association level. My own experience is that this is a false dichotomy. Sure, big business may have some advantages, but so do 'mom and pop' operations!

Each has something to learn from the other, and thus it makes sense for state associations, the National Communities Council, et al to have members from all sizes of enterprises. A near perfect example follows below.

An Exclusive Interview with an Owner who has been Small, Medium and Large!

We feature this month an exclusive interview with a community owner/operator who has personally experienced every size operation! He has done so with award-winning success.

If you think you “know” this gent, because you've seen or met him at a meeting or event, guess again! Dive into our latest eye opening interview, A Cup of Coffee with...Rick Rand. My prediction? You'll learn, be inspired and even his best friends will discover keen insights.

The New Face on the MH Block will bring years of accomplishments and success!

It won't surprise me at all if MHI's new general counsel and award winning author becomes a popular face and force in MH circles during 2014! Check out our exclusive interview, A Cup of Coffee with…Rick Robinson.

Louisville Looms!

louisville-manufactured-housing-show-countdown-clock-posted-mhpronews0com-masthead-blog-.pngAs I'm writing this, the countdown clock on the LouisvilleShow website is now only 2 weeks, 6 days and less than 12 hours away! I was a little concerned that the big rush of pre-registrations in December might slow down, but we are in fact running well ahead of the pace in 2013, which was a post 2010 record attendance!

Show Chairman Ron Thomas Sr. has a column on the best attended event in all of manufactured housing in 2013.

A new video done in association with our new friends at ManufacturedHomes.com will give you a quick snapshot of what you can see and do in Louisville Show, held at the north wing of the Kentucky Exhibition Center, in perfect climate controlled comfort. Regardless of the weather outside, the weather inside will be terrific for deal making, education, networking and growing your business.

When I'm not walking homes, networking or in the seminar room, you find me and our team at booth #115, please stop by and say hi.

Tunica is just over the horizon too!

Please check out Tunica Show Chairman Keith Bennett's insights and comments on their show, which will feature some 80 homes! We love to go to both of these major trade shows, and hope that many of you will too.

There are 18 featured articles to start out the new year in January 2014. The full run-down, many of the VERY important – and a number of must reads follows below.

National MH Issues, including Meeting of Successful Retailer’s, focus on enhancing Business Growth

November 17th, 2011 No comments

National MH Issues, including Meeting of Successful Retailer's, focus on enhancing Business Growth

We have two national manufactured and modular home topics to look at, and they are very much inter-related! The historic Drake Hotel in downtown Chicago is the source for one manufactured housing industry news item below, and Phoenix, AZ is the source of another.

1. Chicago, IL: PEAK Performance Retailers Share Strategies and Systems

There are few things more motivating than to see first hand successful industry pros sharing their experiences. Some of the top names and brightest stars among independent manufactured housing retailers – boulevard and community based sales – met in Chicago this week, and it was a true treat to be with them, share ideas and learn from each other.

While so many retailers are out of business or are singing the blues, others – like these PEAK Performers – are taking lemons and making lemonade.

How would you like the sales curve seen above to be YOUR sales curve? Well, these PEAK Manufactured Housing (and some modular home) Retailers can show you how!

Note that while some of the locations in the map below where attendees have their locations are in 'boom areas,' many are in areas that are well known 'bust areas.' In spite of the busts, some are doing exceptionally well. And when you look carefully at some of the boom location retailers, they were also doing well prior to their local bonanzas.

The point is that success is not a matter of luck, or just being in the right place at the right time, as nice as that can be. Success is a matter of dealing with local realities and having strategies that yield profits and ongoing improvement.

We will return to the PEAK Retailers National Summit meeting as soon as this weekend, and perhaps more importantly again below.

2. Phoenix, AZ:

Manufactured Housing Institute (MHI) Chairman and Cavco Industries CEO Joe Stegmayer has announced his plans to attend and address the Louisville Manufactured Housing Show, January 11th, 2012. In another exclusive MHProNews.com Daily Business News exclusive, Mr Stegmayer explained his plans and topic.

You will see below why this should be important news for you and your business.

Before jumping into the practical side of this, let me suggest that this represents a significant development for the MH Industry. Historically, MHI actually operated the Louisville MH Show many years ago, before the Midwest Manufactured Housing Federation (MMHF) states of Ohio, Michigan, Illinois, Indiana and Kentucky took over the show. To see the various associations (national and regional/states) pulling together in this fashion is logical and to be commended.

But there are practical reasons why this event becomes even more of a 'must attend' for ALL savvy manufactured home retailers, community owner/operators, developers and other suppliers, vendors and pros.

Here is an amazing opportunity for the independent, “mom and pop” operations of all sizes, as well as regional and national firms to mix and mingle in arguably the very best meeting of its kind to kick off the new year for our Industry.

Unparalleled deal making and networking opportunities will abound for the 2.5 day trade show event.

Easy comparisons can take place between dozens of homes on site for communities, retailers and developers to inspect. Often the owners, executives and 'top brass' of the manufacturers and suppliers attend, so YOU can have a chance to not only see what they offer, but discuss with them in person what YOUR business' needs are!

Lenders and insurance firms will attend, and the seminars will help you to build your business in style! See the link at the end for more information on seminar topics, dates and times. If you want to grow your business you REALLY have to be there!

The Tie-In of these two news items.

The 'best of the best' strategies from the PEAK Retailer's national summit mentioned above will be shared by Chad Carr, one of the co-hosts for this landmark Chicago event.

Imagine, getting the keen insights of highly successful retailers, drilled down into your personalized cliff notes to more profits and sales!

You will also get the chance to meet movers and shakers like Joe Stegmayer. Come and speak face to face with this top performing gent. Share your thoughts, ideas and concerns after his presentation. In my experience, Joe is thoughtful and sensitive to the issues, questions and ideas that you or I may have.

If you sell used homes, you need to come. Because one of the dozens of take-aways from this PEAK Retailer's meeting is the fact that used home supplies will continue to dry up. At some point, now or soon, communities and retailers will need a new home supplier. The first and best place to check out manufacturers East of the Mississippi River will be indoors at the Kentucky Exhibition Center (KEC) in Louisville, KY.

No matter where in the U.S. you may be, there are other good business reasons to fly or drive into Louisville, KY. You can even take Amtrack if you want to ride the train.

The bottom line is there are dozens of reasons to come to Louisville. Make your plans to attend now. Free pre-registration for this huge event ends January 2, so sign up online at this link TODAY. Or to learn more, go to this page linked here.

Only those who have no interest in growing their business should miss out.

You will discover that those who make good things happen will be there and/or will have staff at Louisville.

We plan to attend. The MHProNews.com team and I hope to see you there. What the PEAK Retailers prove to us all is that good things come to those who MAKE it HAPPEN! Let's roll on towards Louisville and a make things happen for a brighter 2012. # #
