Truth, Trump, Tragedy, Triumph, Affordable Housing, and Manufactured Homes

Let’s stipulate that both President Donald J. Trump and his anti-Trump opponents at times error in various ways. No one is perfect.

 

Let’s note later why the bullets below matters for the cause of the economy, affordable housing in general, and manufactured homes in particular.

But we’ll do this systematically, by first laying out a series of bullets, to set the stage.

There are:

  • Muslims,
  • Jews,
  • Christians,
  • LGBTQs,
  • Blacks,
  • Hispanics,
  • Women,
  • Men,
  • Rich,
  • Poor,
  • Working Class,
  • Media,
  • Other groups and professions,

that appreciate, and respect the 45th President – Donald J. Trump’s – polices and accomplishments. Unlike many politicos, the 45th President of the United States (POTUS) is methodically doing what he said he would do.

Depending on what media sources you read, watch or prefer to listen to, you will either agree or perhaps strongly disagree with those bullets. But those points are nevertheless accurate and demonstrably true. More on that further below.

The president isn’t a choir boy, and never claimed to be. That’s not a defense, it’s a statement of reality. God bless his candor on that point.

Yet this non-choir boy president has tackled vexing domestic and foreign policy issues that faced the U.S. as recently as two years ago, which are already seeing significant improvement.

Jobs in:

  • manufacturing,
  • mining,
  • energy,
  • steel, and more are returning to America.
  • Recall that President Barack H. Obama said many of those are jobs that arenever coming back.” But under 45, they’re coming back.
  • Better trade deals are being struck by 45. Yet former President Obama said better trade deals would require a “magic wand.”
  • As a reminder, Secretary Hillary Clinton would have continued the policies of her predecessor in most cases, she said so.
  • Several of the policies of former Presidents George W. Bush and Obama led to massive deficits that roughly tripled the federal debt in 16 years.
  • So, this is not a simple GOP vs. Democratic policies issue.

Candidate Trump wasn’t the first to tap the agenda he did.  Others like Pat Buchanan, former Senator Rick Santorum, and former Gov. Mike Huckabee had similar planks and policies. But “The Donald” won.

Rephrased, the core beliefs of the Trump coalition were already found among:

  • blue dog Democrats,
  • The Tea Party,
  • Evangelicals,
  • Constitutionalists,
  • Free enterprise proponents, and others.

People ought to be honest enough to give the president the credit he is due.  Love or hate his style, jokes, or tweets, his policies are working.

By contrast, prior to the Trump era, the wealth of the oligarchic class grew rapidly during the prior 3 administrations. Democrat, Republican, it didn’t matter. That’s not a slam on capitalism or the 2 party system. It’s a slam on crony capitalism and a rigged political system.

 

The Problem of Monopoly and Oligopolies

The rigged system” is a common point between Bernie Sanders backers and the followers of Donald J. Trump.

Danny Glover is a fine actor. My citing the quote below, or any other quote from other persons or sources, doesn’t imply I think everything the quote source said or did is perfect. We use a wheat and chaff approach with everyone.

America has spent huge sums on education. “Total expenditures for public elementary and secondary schools in the United States in 2014–15 amounted to $668 billion, or $13,119 per public school student enrolled in the fall (in constant 2016–17 dollars),” per NCES.ED.gov.

There is a lot of reforming still needed, education is part of what must change in the U.S. The low to poor outcomes, in spite of huge sums spent, prove it.

America has spent huge sums on poverty programs, which includes ‘affordable housing’ programs. Then why after spending north of $22 trillion dollars – per the Heritage Foundation in 2014 – does the U.S. trail so much of the world in home ownership rates?

Threats, Bullying and Intimidation Tactics

Yet, there are rent-a-rioter protesting and/or leading protests.

Who says?

ABC News.

 

CNN.  They call themselves antifascist – or AntiFa. But in fact, they are using violent tactics much like the brownshirts in 1930s Germany.  They take on their opponents “by any means necessary.”  They talk about opposing “white nationalists,” but very few white nationalists ever show up to their own events. So, clearly, AntiFa has a different agenda.

 

 

Note that in the video above, one planner said that they’ve been doing such organizing for years.  It is only more noticeable now. He admits the masks are to make it harder to identify and arrest lawbreakers.

Do we want a society where bullying, violence, and intimidation tactics rules?  “Organized descent,” is what a woman in this video says.  Senator Elizabeth Warren (MA-D) is prominent in this.

 

Odds are good you’ve seen Representative Maxine Waters (CA-D) tell a group to “push back on them” any time you see a Trump administration member in public.  What’s that?  Is that love, that they often claim, or is it hate?

Two state association broke away from MHI precisely because MHI failed to represent their interests.

Democrats and the GOP – Republicans – both needed reforms. President Trump is fundamentally changing some parts of Republican politics on issues like the border, trade, and tariffs.

As a political independent, it must be said that President Trump is making the GOP into a pro-worker, pro-business – notably small business – party.  That’s why MHARR praised President Trump. That’s why the NFIB sings his policies praises too.

 

MHI postures being for less regulation, but they have time and again failed the independents of the industry.  Frank Rolfe may have gone silent, but he was right when he said that the problems the industry faces are internal.  Rolfe named MHI as part of the problem.

 

Marty Lavin was a long-time MHI member.  He won one of their highest awards.  He said that they work for the interests of the big boys, not the independents.

It’s sad that so few will speak out publicly, but it is because they are:

  • afraid, as people that work for Clayton and intendents have told us.
  • Still don’t understand, because they can’t get passed a good time(s) they’ve had at an MHI meeting, or with Clayton or 21st, etc. But how many felt that before they were forced out of business by 21st and or Clayton after 2009?
  • If the ‘big boys’ did it to the industry before, can’t they do it again? Did you know some believe that is what MHI/Clayton/21st/VMF have been doing with the GSEs?

There is no lack of evidence to what’s happening to our nation, and to our industry.  MHI has purportedly sold our industry’s independents out many times. We share some MHARR links just to mix it up, but we’ve covered these topics several times.

Next Steps for Independents, and Free Enterprise Supporters

Job One is to support pro-Trump candidates. They must expand their hold of Congress.  We’ve shown just how that can happen in 2018, in spite of what the pollsters say. Recall, those same pollsters said Trump couldn’t win in 2016.  Vote and get others lined up to do the same.

What some call “RINO” Republicans – more aptly, squishy on the Trump-agenda – politicos like Jeff Flake are stepping down.  Pro-Trump candidates are stepping up in their place.

Who is MHI supporting with their PAC? Flake’s Democratic opponent, and in Indiana, the anti-Trump Joe Donnelly (D).  There are more examples, but let’s just let those two sink in.

Facts are facts.  The Trump track record is very different than some elements of the media portray. POTUS Trump is not a typical Republican from the 10 or 20 years ago.  That’s not saying the GOP was bad then, it is only to say that President Trump has taken elements of Republican thinking, brought in some blue-collar elements from the Democratic thinking, and blended it together.

MHI postures being for everyone, but they have time and again failing independents.  Former MHI chairman, and MHI PAC Chairman Nathan Smith said as much on a video.


The outcome is consolidation. Smith laughs about it, but that’s the game.  The more a few control businesses, including manufactured housing, the worse it is for consumers.

Manufactured housing is poised for historic growth.  But the foot purportedly has been kept on the metaphorical brakes. The time to expose the rigged system, in all its elements is now.  The need to continue to expose it won’t end until the vast majority of Americans realize just how failed and corrupted the system has become.

American workers, American consumers, and independent American businesses first. Its common sense.  There is an opportunity to take the evidence that the Trump Administration is producing and use it to show how it can turn years of tragedy into triumph.

The good results speak for themselves.  More is needed, specifically in our industry, which is why the Omaha, Knoxville, Arlington triangle must be arguably be exposed and broken up.  Antitrust laws could be useful in MHVille and beyond.  The Trump administration has already signaled that antitrust – anti-monopolistic actions – is coming, perhaps soon after the midterms.

Every state has its heroes and heroines. Mickey Mantle is a favorite son from Oklahoma, where I began my manufactured home career some years ago.

 

Hillsadale College’s president says that the word education means to lead forth.  Education and information which leads to an ever better understanding about manufactured homes are at key to what the industry needs to achieve its potential.  Rephrased, education – information done correctly – is leadership.

 

From the outset – which is now approaching 9 years since our launch in mid-Oct, 2009 – MHProNews has strived to challenge, motivate, and lead in the needed ways.

Call me slow, naive, or steadily evolving, but every year we’ve adapted, and then done things no one else in our industry’s trade media has previously done. 

 

Don’t Do It! 

Don’t be political,’ said some industry pros. Sorry, but problematic, bad and even corrupt policies at the local, state, and federal level are key factors restraining manufactured homes.

Don’t touch on religion or morality.’ Excuse me? Is this America, with freedom of speech and freedom of faith? How do you do what’s right, unless you first know what’s moral or ethical?

When Jesus walked this earth, he was a highly controversial figure. He still is. “Who do people say that I Am?” – the Jewish Jesus asked his 12 disciples. That very question Jesus – the carpenter/builder – asked is still debated today, and has been for approaching 2,000 years.  It’s amazingly relevant.

Jesus picked Peter, and handed him the “keys to the kingdom,” yet Peter denied Jesus three times. Does that mean Jesus goofed, or does it mean that Jesus was reminding everyone that even ‘chosen’ people make mistakes.

Perfect human leaders before or after Jesus of Nazareth don’t exist. So, every mature adult makes allowances for each other, knowing we need that mercy and understanding too.  That said, some people will smile at you, while they rob you blind.  Recognizing that trait in others is useful as an adult. Then there are controversial figures that may not communicate as you or I would, but once understood, are surprisingly spot on. 

President Donald J. Trump is human, and has flaws. But he’s arguably the best President of the United States (POTUS) since Ronald Reagan. As an award-winning history major, I’d say, he’s already at least as good, if not better, than POTUS Reagan in his first two years.  That was a different time, Democrats and Republicans then were able to compromise.  Today, not so much.

Our manufactured home industry – and a host of other professions – need President Trump, if we are to have any hope of breaking the chains that previous politicians, bureaucrats and their big money backers have foisted upon us.

Our nation, not just manufactured housing, has been moving steadily toward oligarchy. Monopolistic maneuvers unethically enrich a few, at the expense of the many. I’m all in favor of free enterprise. It wasn’t news, but I’m increasingly aware to the high degree that Vulture and Crony Capitalism are not free enterprise 

The answer is to break up the monopolies and oligarchies. Not regulate them, break them up under a combination of civil litigation and federal antitrust laws.

For the president to succeed, he needs a Congress and Supreme Court that work with him, not against him.  While laws are on the books that are useful, if his political opponents keep him tied up by winning the midterms, the opportunity for POTUS Trump to liberate American Workers and Businesses narrows.

MHI is demonstrably often wrong, and arguably often lying, deceitful, dishonest tool of Berkshire Hathaway and a few others. We’ve offered to debate their positinos, results, and methods.  They run for the hills. Why? If they are right, why not debate the issues, and practices?  

That doesn’t mean that everyone in MHI, much less every one of their members, are corrupt or evil. Some are scared. Some go along, to get along. Some hope to be the last one eaten. My sense is that the majority are nice people, but the organization they pay dues too is corrupted at its core. But those who can, should stop feeding the hand that bites them.

The facts are unmistakable.  A new alliance in manufactured housing must be forged. One that works for happy home owners through good, honest business practices. MHARR does fine by their members. They are at the head of the line cheering on the creation of a new, post-production trade group.

How can an industry trade group have dignity, when some of its most prominent members are plagued by scandal after scandal?

Has the Manufactured Housing Institute Accused Former MHI Chairman Nathan Smith of Federal Law Violations?

The industry is only slowly recovering from the disaster of 2008. Berkshire, Clayton, MHI, and people like Democratic supporter Nathan Smith are at the crux of the issues. That’s my considered view, based upon facts, evidence, reason, and analysis. MHI, Clayton, Clayton’s Attorney, Nathan Smith – they’ve all been given a chance to respond or debate.  Silence. They fail to defend the industry time and again, on issues like the one linked below.

To educate or inform is to lead forth.  The short-term focus must be to get candidates that will support the Trump Agenda into office or re-elected. So, to obtain their goals, they lie, play act, and deceive others to get what they want. That pattern impacts independent businesses, our industry’s home owners and millions of potential customers.

 

 

Millions of Americans, along with hundreds of millions of others around the world, are star struck.  That has been true for decades. If someone is rich or famous, they are automatically accorded a special status that wealth, influence, and their access can bring.

For several reasons, ‘stars’ of all kinds, including athletes, are held up for others to consider as role models. Such figures are thus often used as tool, a prop, a means of manipulating others.

Let’s consider two examples of thousands of possible examples. During Vietnam, actress Jane Fonda went to North Vietnam to condemn the United States. President Trump had not yet been sworn into office, and famous figures like Madonna had already pledged to speak against him at post-election protests.

 

  • Warren Buffett,
  • Bill Gates,
  • Jeff Bezos,
  • George Soros,
  • Tom Steyer – all of those are billionaires –
  • leaders at giant companies like Apple, Google/YouTube (parent Alphabet), Facebook, or Twitter leaders,
  • athletes like Colin Kaepernick,
  • actors like Jim Carey,

are among those rich and famous who’ve paraded out to cameras and waiting reporters to espouse positions in favor of big government, varied Democratic Party candidates, including many openly espousing socialistic positions.

Why do they do that? And why should MHPros, prefab professionals, or millions of others care?

Today – September 17, 2018 – is Constitution Day

Among the things that often left-leaning academics or others like those noted above in positions of influence, money and power do is demean and besmirch the U.S. Constitution and our nation’s founding fathers.

What utter hypocrisy. The U.S. Constitution is what defends their freedom of speech to decry what gives you, me, and some 325 million others in the U.S. the ability to make more of our lives that what our parents attained.

Intellectual curiosity alone is reason enough to challenge commonly promoted assumptions.

But when people seek to exert a serious degree of control over your life, you, I, and those we love should care enough:

  • to learn,
  • ponder,
  • and act accordingly

in order to better and more properly shape the world of tomorrow.

 

In the Minority

On a personal note, I’m one of those in a minority of Americans who married a woman from the Middle East who was born a Muslim. Her extended family are Muslims. Soheyla is no ordinary woman, as hundreds of professionals in our industry have learned first-hand, and thousands more have learned by reading.

Soheyla speaks 3 languages, and she has studied two others. She’s highly educated, motivated, and quite passionate about many issues. By the way, for those that know Soheyla, her circle of friends and colleagues includes Jews and numerous Christians. She’s demonstrably inclusive, and broad minded.

All of that is background to say the following. Given her background, she supported then-candidate Donald J. Trump, after he promoted during the GOP primaries the “strict vetting” of Muslims, along with strong immigration reform. Soheyla knows what Muslim radicals are capable of doing. She wants no such thing for America, or for the future of our son and your children.

The Wealthy Can Literally Buy 0r Manipulate News, That’s Used to Influence Others

We’ve said for years, we are all for honestly earned wealth. That said, many in positions of wealth, influence or power – wittingly or not – divide and segment Americans into groups that are then pitted against each other.

Why?

 

  • Why are blacks, Hispanics or other minority groups artificially pitted against whites?
  • Why are women in the news or in story lines often pitted against men?
  • Why are everyday Democratic or socialist supporters set against everyday conservatives, Libertarians, or Republicans?

Actively retired Rev. Donald Tye Jr., a manufactured home advocate who owns an updated pre-HUD Code factory-built home said why. “Divide and Rule.” Tye is an independent today, buy was active in GOP politics for years.

Tye is also a big believer in the U.S. Constitution. So are we, along with millions of other Americans.

There’s a strong narrative that’s being pushed by many in media, among the rich and by people in positions of power that are promoting socialist, big government, or leftist ideals. Then why are they Democrats or socialists, but still keep their money and power?

Propaganda and manipulation are alive and well in America today. Not all news is tainted. But some is. That said, I’ve seen first hand – going back over twenty years in media stories I happened to be involved in – how a narrative is spun by a reporter, producer or editor that was different than reality. There is real news, and there is faked news. That’s not new, it goes back hundreds or years.

We, the People” must therefor learn to discern right from wrong. I’m not sure how that can be done other than by applying Godly moral, reason-based, evidenced supported, and ethical principles.

Socialism has a history of taking from one group what they earned, and by force or coercion, giving it to another. Before Karl Marx and the first socialists, big governments throughout history have done similarly. Marxists just dressed up legalized theft in different clothing.

As soon as someone is pitching a socialist solution, you can reject it as immoral and contrary to the interests of society. “Thou shall not steal” is believed by Christians, Jews and other religious groups too.

 

Theft by Government is Still Theft

The Democratic leaders of today are not the Democrats of the President Jack Kennedy era.

President Kennedy (D) rolled back taxes, as did President Ronald Reagan (R), and now former Democrat turned Republican, President Donald J. Trump.

My friends and colleagues include sincere Democrats. We’ve had clients who support Democrats. I’m not trying to insult anyone or hurt someone’s feelings. My younger brother Tom is a Democratic supporter, has won city elections, and has said publicly said to me, “I disagree with your politics, but not your ethics.”  Tom’s tested IQ is 156, way over the genius level.

Tom and I agree to disagree without malice, but have robustly debated numerous issues. We listen to each other, so we can understand each other’s perspectives. It’s what our genius father and gifted mother taught all of us siblings.  Our parents were Kennedy Democrats, who became Reagan Republicans.

Facts are facts. Facts must be distinct from opinions. The quote below is by a famous Democrat, who likely wouldn’t recognize the party he was a member of today.

I’m still a political independent, but I’m far more likely to vote for a President Trump backing Republican, for reasons similar to what Jon Voight and Peter Thiel outlined.

President Lyndon Banes Johnson (LBJ) pulled a clever pivot in the aftermath of the Kennedy assassination. It was mostly Republicans who supported the Civil Rights Act. LBJ got enough of his racist Democratic buddies in Congress to vote for the Civil Rights Act that they earned the trust of the very minority group they hated, blacks. LBJ’s Great Society programs were arguably another clever way to hook people in government programs and government jobs.

Consider the evidence.

Quora and HuffPo both are among those that cite the following about the crafty Democratic bigot, LBJ.  LBJ, speaking to some of his racist Democratic buddies, he said: “These Negroes, they’re getting pretty uppity these days.” He said something had t be done, because they were gaining political power. So he crafted pivots and programs – and got his buddies to buy in with the following promise, “I’ll have those n*ggers voting Democrat for two-hundred years.” Ouch, tragic, but per several sources, apparently true.

LBJ already achieved 50 of those two hundred years. Part of their game is to call their opponents racists, when they are the ones using “plantation politics.” Democratic policies are what has run devastated Detroit. Democrats ran Puerto Rico, so that when Hurricanes Irma and Maria hit last year, their infrastructure was already a mess, before the storm, and they were near bankruptcy economically. Chicago is a Democratic town, and in some ways, has parts of that great city as more deadly for Americans than Afghanistan is for our military.

The list could go on and on.  But a growing number of high profile blacks are rejecting plantation politics.

As an independent, but also as a pro-business, pro-free enterprise history buff, if I knew nothing about a GOP or Democratic candidate – other than their party label – I’d tend toward a modern GOP candidate.  That would be especially so if the GOP candidate was pro-President Trump.

So why do Warren Buffett, and so many rich and famous want Democrats in power? Why do they want socialistic policies?  Simple. Because big government they can control would give them more power.

Venezuelans voted in socialism, and millions today regret the lies they were sold.

It is critical for every American to learn basic history and the U.S. Constitution. Our form of government was developed by men who risked all to be free of English tyranny. It has been twisted over the years, and it won’t be fixed overnight.  POTUS Trump and those in Congress who support him are improving the economic conditions of blacks, Hispanics, businesses and others.

So, if you want to be free of tyranny in our age, don’t vote for a socialist or most Democrats.  Take the time to share the information that might keep a colleague, worker, friend or family from voting for a Democratic or socialist candidate.

Several of the brands that the industry knows today are not the same brand as they were a decade or more ago.

Palm Harbor. Fleetwood. Champion. The prior versions all went into bankruptcy, and later were reborn under a different structure.

But they are far from alone.

Literally thousands of manufactured home operations, including, but not limited to:

  • Retailers (dealers),
  • Land lease Communities (a.k.a manufactured home communities, “parks”)
  • Producers (builders of federally regulated HUD Code manufactured homes, some build modular, park model, or other products too),
  • Lenders/Financial Services, and
  • a variety of other products, service, and component providers

have either gone out of business, or sold out to a larger/deeper pockets operation.

What happened?

 

Business Cycle, or…

Businesses start and fail every year. That happens for a range of reasons.

The question in manufactured housing ought to be this. Did numbers of the wave of thousands of failures/consolidations get an unethical/illegal shove to help them exit?

If so, how was that done?

Warren Buffett’s Berkshire Hathaway took over Clayton Homes, Oakwood Homes, related lending, retail, and later other production, service, supplier businesses too.

Mr. Buffett’s a self-proclaimed, long-term thinker, and he likes “moats.”  Just consider what Buffett said, in his own words, and line that up with what’s happened in manufactured housing.

The executive committee and dues structures of the Manufactured Housing Institute (MHI) make it clear that Berkshire Hathaway owned units exercise great influence at MHI. That control is widely known, in and out of our industry.  It’s just that few in manufactured housing (MH) dare say plainly and publicly that MHI is Berkshire Hathaway’s mouthpiece.

MHI, on issue after issue, has led the industry into dead ends, or avoidable, and even problematic places.

Who says?

  • Their former chairman, Nathan Smith, in a video that’s been hiding in plain sight. He voluntarily said that MHI had failed in the past at being pro-active.  The beginning and end of this video that follows are perhaps the key takeaways from 2:16 seconds.

Changes of the MH Guard – Nathan Smith to Tim Williams; Dee Pizer to Jeff Fannon

Let’s start in reverse order from our headline.  After well over two decades with Zeman Homes, Dee Pizer is stepping away from the CEO role, which will be assumed by Jeff Fannon. Zeman is one of the industry’s largest MHC operations, and our sources tell us they are now looking to expand beyond their upper Midwest region.

A personal observation; Dee’s story at Zeman is a little like Carly Fiorina’s stump speech – from secretary to CEO! The big differences? There was arguably less tumultuous drama, a happier ending and more success for Dee at Zeman than Carly’s time at HP.

MHI Chairman…Next

As we reported last week from Boca Raton, FL – the Manufactured Housing Institute (MHI) has a new Chairman and Executive Committee.  Nathan Smith’s work as Chair was widely praised during the meeting.  Smith will continue to be heavily engaged in Government Relations (GR) and the MHI PAC.

Nathan’s time as Chairman was not without controversy, which the recently published comments by Frank Rolfe – linked here – is an example. Others also made thinly veiled, private or public slams on Smith for his staying on in his role as MHI Chairman, while facing various law suits and regulatory actions related to SSK Communities.  As if in reply, Smith and company routinely stated they’re confident in the outcome, are improving communities, so why shouldn’t he continue on?

Nathan is a colorful character, highly likable and well suited for local, state or national politics. In his own words, he often acknowledged “sharing the love” (campaign donations) with the Democratic candidates he often felt more personally aligned with, while still sharing that same kind of “love” with Republican candidates too.

Publicly and privately, the other MHI Executive Committee members seemed unconcerned wth the periodic local news flaps Smith/SSK encountered, valuing the many hours and resources that Smith donated to MHI’s causes.

Controversies aside, there is no doubt that MHI is in a better place today than during the bottom of the Great Recession of 2008. While that wasn’t any one person’s doing, Smith no doubt worked to do his part.  Our A Cup of Coffee with…Nathan Smith, is linked here.

Tim Williams, 21st Mortgage, new MHI Chairman

Politically and in terms of their personalities, it’s hard to imagine two more diverse leaders than the outgoing Smith and the new MHI Chairman, Tim Williams.  While Williams is not shy, he is soft spoken compared to the boisterous Smith. Each is confident and successful, but in dramatically different ways.

There are already quiet rumblings and concerns among some – and quiet enthusiasm found with others – over the new MHI Chairman.

In his talk to members in Boca, Tim Williams outlined a strong fact-based case for MH Industry growth, and why it should happen. Certainly that should be music to the ears of thousands of pros from coast-to-coast who are feeling that the worst is behind us from the triple whammy that hit MH from the peak in 1998 to the third hit that struck MHVille in the crash of 2008.

There are still some in the industry who doubt MH will return to 100,000 shipments any time soon.

Others believe that – the ramp up period needed to increase a given plant’s production aside – MH could hit new highs in the coming years, for reasons like those Williams outlined in his talk to MHI members.

Another Old/New Threat

We touched base with industry players in NY Friday, to see what-if-anything has transpired since our last report about the “rogue” state field rep for the NY SAA.

The word heard is that Nancy Geer is working to rapidly assemble the industry faces who will represent the association’s members in talks with the NY SAA to resolve potentially costly issues revolving around foundations and installations.

And the Good News is…

Shipments continue to rise, as does the overall confidence of many industry members. Williams’ talking points could have been a summary of reports we published this past summer (June’s reports linked here and July’s reports are found here), that outline step-by-step why MH is poised for serious growth.

But that growth will not come without effort.  The easy-lending money of the go-go 90’s years are finis.  The challenges we face are real, as DJ’s guest column linked here made clear that a threat arose, but was rapidly met.

How was their risks to MHVille met?

dj_pendleton-TxManufacturedHousingAssociation-MHProNews-com-In DJ Pendelton’s case in TX, association leaders advised members of a pending threat.  Those members, armed with data from the association, quickly made their presence felt with local officials.  The MH speakers were “competitors!” But by working together, they beat back a regulatory change that would have damaged businesses in that jurisdiction.

Could one business have accomplished that victory in TX solo?  Not nearly as likely as when others from the same segment of the industry come riding in together, facts in hand, to save the day.  The same is going to be the case in NY or elsewhere.

Let’s unlock the door to more manufactured home lending. MH lenders pose no risk to the financial system. They are a proven, positive option for those seeking to be home owners. Photo credit, WikiCommons

We are close on HR 650/S 682.  By itself, the bill won’t cure all in MH, but it will be a big relief from regulations that harm MH home owners and businesses alike. It is such joint efforts that pay off.

For those you know who haven’t yet picked up the phone, consider this.  Local ‘testers’ who are de facto stringers for government could be calling your sales center or MHC.  They could then turn you into CFPB and/or a state agency; for example, merely for advising a consumer on their best lending options, if the person giving a simple suggestion is not an MLO.  Some in MH are reporting exactly that taking place in various parts of the U.S., and while no cases are yet known to flow from such activities, that doesn’t mean they aren’t coming.

HR 650/S 682 can fix that threat, and make loans below 20k and others now restricted above that level available again. The Preserving Access to Manufactured Housing Act will cut lenders costs and regulations, without harming consumer safeguards. It will bring more capital – more loans, and thus more sales – into MHVille.

Serious September – Manufactured Housing Industry Newsmakers, Reports, Articles and Interviews

Serious September 2015. It could just as easily be named, how to Scale Success, or Sliding Sideways September.  Which of the later two it will be depends on how each of us views and responds to events and opportunities.  Before outlining our STRONG Serious September Featured Articles and Interviews line up, let me explain what I mean.

We could use as an executive summary for the next few paragraphs below that Media Engagement by MH Matters, and that Engaging the Media as Media is Very Useful.

1) We spent the early part of the summer documenting MH potential and opportunities on MHProNews.com.  As with the rest of our content, you can still see and access those articles. June is here and July, linked here.  We could summarize it by saying that with rents rising, site-building through the roof (on costs…) and inventories of ‘affordable homes’ in short supply in many markets, MH has plenty of opportunities for a record rebound.

2) Among the reasons given for not rising higher in new home shipments than we have include financing and new regulations.  More on that shortly, but I’ll refer back to what Dick Ernst, now Chairman of MHI’s Financial Services Committee, has said.  There is no lack of capacity for our MH lenders to finance many more people, who are financially qualified. That could be rephrased as ‘we need to attract better credit customers,’ without ignoring providing the millions – who have no chance for a site built house – the opportunity to buy from us.

3) We have to broaden our industry’s base.  We have to attract the more credit qualified customers, without ignoring the traditional, affordable, entry-level side of our market.  There are retailers and MHCs who are doing it. That means, it can be done in your market too.  How do we do that, you ask?  Many ways, including through media and PR strategies.

Not Letting CFPB and their cheer leaders off the Hook

It is offensive to think MH pros can collectively do only one thing at a time well.  The people I know can walk, chew gum and carry on a cogent conversation all at once. En masse, there are tons we can do, together.

Any serious researcher is going to find what you see in the screen capture above. MHProNews, MHLivingNews and our other related media efforts are in-the-mix of the conversation on CFPB regulations and their impact on MH.

So while there absolutely has to be a focus on regulatory relief – that we support in word and deed – we ought not make that the one-and-only-thing needed for industry recovery.  Frankly, the regulatory relief sought is as much or more for those estimated 1.7 million households that have a home under 20k in value, as it is for professionals selling the industry’s pre-owned homes.

So we applaud the efforts of the national and state associations in MH that are working to correct those terrible ‘unintended consequence’ of Dodd-Frank. We’re doing more than cheering. We’re doing the meetings, the legislative outreaches, PLUS providing digital cover for the effort in the form of serious research that makes policy types and Senate staffers say (paraphrasing what a Democratic Senate staffer told me), Hey, that’s a pretty compelling argument.

We are woven into the conversation, which means that the REAL consumer and industry views are being presented.  Ditto someone checking out Doug Ryan/CFED comments, they are bound to find one or more of our articles that will correct the record, and are in favor of reforms sought by the MH Industry.

What has to be done now is to scale that outcome

If you want the CFPB and/or the Senate to agree to changes in MH regulations, let me repeat that: what we now have to do is scale that readership result cited above. Please share the link above to Jan’s article with your local editor, and with your  Congressional Rep, your 2 U.S. Senators and the CFPB.

Let’s put this total readership of Jan’s article into perspective.

Just because some publication may have a million readers, that doesn’t mean that each article is read.  Case in point.  We took respected and popular Forbes’ article, shown below.  On July 29th, 2014 on a hot subject, it had 6,701 views.  13 months later, you see that the total views on that article are now up to 7,732.   What that Forbes article has in views in 4 and 2/3rds years, Jan’s latest article accomplished in less than 4 days.

Side Show September?

Word has it from certain hot spots that some are already grumbling that we gave Frank Rolfe his right to free speech via a featured interview in this month’s issue.  Why would we, as a pro-MH publisher, allow Frank to be quoted as he shared it?

Wouldn’t you want to be quoted accurately?

To be taken seriously as trade media, we have to be fair and balanced, or we risk sliding into irrelevance.  We quoted Doug Ryan accurately too, and I’m not equating the two by any means. When we quote:

  • Jim Clayton, or
  • Nathan Smith, or
  • John Bostick, or
  • Mark Weiss, or
  • Dick Jennison, or whomever,

we ought to quote them accurately. And we do.

Indirectly Related – a Note of Caution

There are already whispers about the wisdom of MHI VP Rick Robinson and MHI Chairman Nathan Smith going to a stage in about a week, when the person providing the stage is said to be in conflict with MHI and the NCC.

Policy

As a matter of policy, we’ve allowed people to critique me and our publication, on our own pages.  So we do this very fairly.  I don’t have to agree or disagree with Frank on his statements regarding MHI and the NCC to protect his right to speak out on those subjects, even though it was not at all on our minds when we asked him the questions. We had no idea what Frank’s replies would be.

If MHI wants to respond, they are welcome to do so.  We are willing to share that response, publicly. Fair and balanced reporting. Period.

Something we strive diligently to avoid is any FALSE or errant statement (this, in contrast to an unpopular opinion).  When someone says there are 50,000 or 55,000 MHCs in the U.S. (for example), we’ll either want them to correct that number (that totals is likely more like 45,000, according to informed sources) or we would want to cut the statement entirely.

But that’s not what Frank Rolfe did.  Frank stated his views, and in no way shared a claim that is not grounded in a fact, though those facts can be understood in a variety of ways.

The issues raised by others of late are not new, and are not a side show.  They are on the minds of many in MH; we know, because we’ve heard them often enough.  Its just that this was the first time someone wanted to say so, on the record.

Listening and Taking Correction Well

We had a nice message recently that praised our reporting and commentary work, but then included two typos that needed to be corrected (only 2? ;-).  The writer explained, he didn’t want the corrections to be taken the wrong way.  My rapid response was to make the corrections, and thank him.

An MHI staff officer also sent us a correction on a typo recently. Same outcome as the above.  We want to get the facts right.  We thanked the party.

We published the early comments on Jan’s article, one was that ‘it was long.’ We worked that perspective into the article, linked below.  My response?  I thanked the person for the comment.  That said, the challenge with what we face is in MH as an industry is that we’ve let too much stuff build up over the years, and now we need more than 800 words to dig ourselves out.  The fact that there are so many hits on Jan’s article so fast strongly suggests the content is ‘just right.’

You Can’t Please Everyone, All the Time…

Nor should that be our goal.  If everything was perfect in MHVille, then maybe we’d only need 300 to 400 word columns that all say, ‘everything’s great!’

The reality is there is work to do. Plenty of it. Grab a tool, and let’s get to it.  Failure to address the issues that nag us costs new MH sales.

Record Setting!

MHProNews had 5 days in August that topped 100,000 hits.  Again, in an industry our size, that’s amazing.  On On August 21st, Webalizer reported the daily count was 180,959 hits.  Our readers don’t have to like every article, for there to be value.

I explained to an industry leader recently that we publish bad news on the Daily Business News; we do so in part, because it happens; but also because when someone gets (for example) arrested for swindling down payments from a buyer, publishing that acts as a cautionary tale.  Good practices are often rewarded with success, while bad ones are discovered and punished.

When there is a controversy, we ought not ignore it, unless paying attention only fuels something that needs the oxygen removed.

In the matter of MHI/NCC and Frank Rolfe, MHI has to consider why they wanted him on stage, and then they need to consider what might happen if they fail to heed the cautionary note above about the upcoming non-association event.

My bet?  If Nathan Smith and Rick Robinson go to that fast approaching private event of an allegedly disgruntled member as planned, the day will eventually come when they wished they had opted not to do so.  That’s my two cents, they can take it or leave it.

But there should be no doubt that we want what’s good for the organization and good for the industry!  We prove that day by day, showcasing the good, and periodically reminding people there are issues to address that need mending.  You’re reading because you know what’s published here matters and has influence.

It is self evident that:

  • customer satisfaction,

  • input from the market,

  • knowledge from experts and veterans from inside and outside the industry passed onto industry professionals,

are all necessary elements for the growth and advancement of manufactured housing.

Would Apple be as huge as they are today if they lacked happy customers, insights into the markets’ current and future desires, needs and budgets?

Or could Apple dominate if they lacked the information from experts – in and out of their firm’s ranks – needed to anticipate and respond to the ebb and flow of the market and regulations? Two letter answer, no!

We need to learn and mimic those who earn more.

Our industry needs to rub the sleep out of its eyes! Today, ours may be a ‘small,’ or “boutique industry as MHI Chairman Nathan Smith has referred to it. But the needs of a nation demanding quality affordable living. In the U.S. alone, we have a 1 trillion dollar a year housing market.  U.S. Housing is 41 times the size of the smart phone market in 2014!

What do we need to grow factory built housing to its true potential?

1) First, happy customers, which for the most part, studies like this suggests we already have. That said, we need the reality of happy home owners to be more widely known. We also need to create more of them!

2) Along side that, we need to feed the front line, middle and upper management alike with timely information, inspiration and innovation that creates confidence and insights leading to growth. 

Hoarding knowledge starves minds which have a natural desire to know!  By contrast, sharing experience and information is the proven path for career satisfaction and progress.

It should go without saying that the more you understand a career or subject and it’s relationship to others, the greater the Opportunities.
