Truth, Trump, Tragedy, Triumph, Affordable Housing, and Manufactured Homes

Let’s stipulate that both President Donald J. Trump and his anti-Trump opponents at times error in various ways. No one is perfect.

 

Let’s note later why the bullets below matters for the cause of the economy, affordable housing in general, and manufactured homes in particular.

But we’ll do this systematically, by first laying out a series of bullets, to set the stage.

There are:

  • Muslims,
  • Jews,
  • Christians,
  • LGBTQs,
  • Blacks,
  • Hispanics,
  • Women,
  • Men,
  • Rich,
  • Poor,
  • Working Class,
  • Media,
  • Other groups and professions,

that appreciate, and respect the 45th President – Donald J. Trump’s – polices and accomplishments. Unlike many politicos, the 45th President of the United States (POTUS) is methodically doing what he said he would do.

Depending on what media sources you read, watch or prefer to listen to, you will either agree or perhaps strongly disagree with those bullets. But those points are nevertheless accurate and demonstrably true. More on that further below.

The president isn’t a choir boy, and never claimed to be. That’s not a defense, it’s a statement of reality. God bless his candor on that point.

Yet this non-choir boy president has tackled vexing domestic and foreign policy issues that faced the U.S. as recently as two years ago, which are already seeing significant improvement.

Jobs in:

  • manufacturing,
  • mining,
  • energy,
  • steel, and more are returning to America.
  • Recall that President Barack H. Obama said many of those are jobs that arenever coming back.” But under 45, they’re coming back.
  • Better trade deals are being struck by 45. Yet former President Obama said better trade deals would require a “magic wand.”
  • As a reminder, Secretary Hillary Clinton would have continued the policies of her predecessor in most cases, she said so.
  • Several of the policies of former Presidents George W. Bush and Obama led to massive deficits that roughly tripled the federal debt in 16 years.
  • So, this is not a simple GOP vs. Democratic policies issue.

Candidate Trump wasn’t the first to tap the agenda he did.  Others like Pat Buchanan, former Senator Rick Santorum, and former Gov. Mike Huckabee had similar planks and policies. But “The Donald” won.

Rephrased, the core beliefs of the Trump coalition were already found among:

  • blue dog Democrats,
  • The Tea Party,
  • Evangelicals,
  • Constitutionalists,
  • Free enterprise proponents, and others.

People ought to be honest enough to give the president the credit he is due.  Love or hate his style, jokes, or tweets, his policies are working.

By contrast, prior to the Trump era, the wealth of the oligarchic class grew rapidly during the prior 3 administrations. Democrat, Republican, it didn’t matter. That’s not a slam on capitalism or the 2 party system. It’s a slam on crony capitalism and a rigged political system.

 

The Problem of Monopoly and Oligopolies

The rigged system” is a common point between Bernie Sanders backers and the followers of Donald J. Trump.

Danny Glover is a fine actor. My citing the quote below, or any other quote from other persons or sources, doesn’t imply I think everything the quote source said or did is perfect. We use a wheat and chaff approach with everyone.

America has spent huge sums on education. “Total expenditures for public elementary and secondary schools in the United States in 2014–15 amounted to $668 billion, or $13,119 per public school student enrolled in the fall (in constant 2016–17 dollars),” per NCES.ED.gov.

How can it be that so much is spent, and we can’t even make the top nation’s of the world in educational outcomes? Anyone who thinks that big government is the solution has not looked at the facts.

There is a lot of reforming still needed, education is part of what must change in the U.S. The low to poor outcomes, in spite of huge sums spent, prove it.

Then why does the U.S. trail so many other nations globally in education? See the data above, per the BBC.

America has spent huge sums on poverty programs, which includes ‘affordable housing’ programs. Then why after spending north of $22 trillion dollars – per the Heritage Foundation in 2014 – does the U.S. trail so much of the world in home ownership rates?

Threats, Bullying and Intimidation Tactics

Yet, there are rent-a-rioter protesting and/or leading protests.

Who says?

ABC News.

 

CNN.  They call themselves antifascist – or AntiFa. But in fact, they are using violent tactics much like the brownshirts in 1930s Germany.  They take on their opponents “by any means necessary.”  They talk about opposing “white nationalists,” but very few white nationalists ever show up to their own events. So, clearly, AntiFa has a different agenda.

 

 

Note that in the video above, one planner said that they’ve been doing such organizing for years.  It is only more noticeable now. He admits the masks are to make it harder to identify and arrest lawbreakers.

Do we want a society where bullying, violence, and intimidation tactics rules?  “Organized descent,” is what a woman in this video says.  Senator Elizabeth Warren (MA-D) is prominent in this.

 

Odds are good you’ve seen Representative Maxine Waters (CA-D) tell a group to “push back on them” any time you see a Trump administration member in public.  What’s that?  Is that love, that they often claim, or is it hate?

Two state association broke away from MHI precisely because MHI failed to represent their interests.

We could go on and on with examples of how MHI has protected big money billionaires, or people like Nathan Smith, who is highly connected in the Democratic party.

Democrats and the GOP – Republicans – both needed reforms. President Trump is fundamentally changing some parts of Republican politics on issues like the border, trade, and tariffs.

As a political independent, it must be said that President Trump is making the GOP into a pro-worker, pro-business – notably small business – party.  That’s why MHARR praised President Trump. That’s why the NFIB sings his policies praises too.

 

MHI postures being for less regulation, but they have time and again failed the independents of the industry.  Frank Rolfe may have gone silent, but he was right when he said that the problems the industry faces are internal.  Rolfe named MHI as part of the problem.

 

Marty Lavin was a long-time MHI member.  He won one of their highest awards.  He said that they work for the interests of the big boys, not the independents.

It’s sad that so few will speak out publicly, but it is because they are:

  • afraid, as people that work for Clayton and intendents have told us.
  • Still don’t understand, because they can’t get passed a good time(s) they’ve had at an MHI meeting, or with Clayton or 21st, etc. But how many felt that before they were forced out of business by 21st and or Clayton after 2009?
  • If the ‘big boys’ did it to the industry before, can’t they do it again? Did you know some believe that is what MHI/Clayton/21st/VMF have been doing with the GSEs?

There is no lack of evidence to what’s happening to our nation, and to our industry.  MHI has purportedly sold our industry’s independents out many times. We share some MHARR links just to mix it up, but we’ve covered these topics several times.

Next Steps for Independents, and Free Enterprise Supporters

Job One is to support pro-Trump candidates. They must expand their hold of Congress.  We’ve shown just how that can happen in 2018, in spite of what the pollsters say. Recall, those same pollsters said Trump couldn’t win in 2016.  Vote and get others lined up to do the same.

What some call “RINO” Republicans – more aptly, squishy on the Trump-agenda – politicos like Jeff Flake are stepping down.  Pro-Trump candidates are stepping up in their place.

Who is MHI supporting with their PAC? Flake’s Democratic opponent, and in Indiana, the anti-Trump Joe Donnelly (D).  There are more examples, but let’s just let those two sink in.

Facts are facts.  The Trump track record is very different than some elements of the media portray. POTUS Trump is not a typical Republican from the 10 or 20 years ago.  That’s not saying the GOP was bad then, it is only to say that President Trump has taken elements of Republican thinking, brought in some blue-collar elements from the Democratic thinking, and blended it together.

MHI postures being for everyone, but they have time and again failing independents.  Former MHI chairman, and MHI PAC Chairman Nathan Smith said as much on a video.


The outcome is consolidation. Smith laughs about it, but that’s the game.  The more a few control businesses, including manufactured housing, the worse it is for consumers.

Manufactured housing is poised for historic growth.  But the foot purportedly has been kept on the metaphorical brakes. The time to expose the rigged system, in all its elements is now.  The need to continue to expose it won’t end until the vast majority of Americans realize just how failed and corrupted the system has become.

American workers, American consumers, and independent American businesses first. Its common sense.  There is an opportunity to take the evidence that the Trump Administration is producing and use it to show how it can turn years of tragedy into triumph.

The good results speak for themselves.  More is needed, specifically in our industry, which is why the Omaha, Knoxville, Arlington triangle must be arguably be exposed and broken up.  Antitrust laws could be useful in MHVille and beyond.  The Trump administration has already signaled that antitrust – anti-monopolistic actions – is coming, perhaps soon after the midterms.

Stating the Obvious for clarity. It’s complex world, where the agendas are often hidden or disguised. It isn’t always easy to know the truth on a subject. In manufactured housing, that’s also the reality.  Knowing the truth can be challenging.

We’ll get to the he headline later, but for now, please let me note the following.

We love:

  • this industry,
  • family, faith, flag, and free enterprise (if my wife is reading this, not necessarily in that order of importance).

We are pro-success, done ethically. Because we believe in a Supreme Authority, our values ideally are guided and enlightened by those ultimate truths. Having laid out our principles in often detailed statements before, let’s jump beyond that to the topic for today.

Hey, there are some who just don’t have a free will choice, due to some circumstance. But others play the game because they think they benefit from it. The Smear

One popular example from the left of “the smear” is to call whoever opposes them “a racist.” It’s been used for so long, it ought to be worn out by now.  The right can use Smear tactics too.

The reason Smear Tactics can still be effective is because millions are too busy, to distracted by work, family, friends, sports, drink, drugs, sex, the tube, social media, or whatever else.

But today, there are other media options beyond the mainstream media.

This publication seeks to serves what is good and the truth as it is known and understood to be.

We have in the past given the benefit of the doubt to certain voices, until the doubt has been removed by a long preponderance of evidence carefully examined, and shared with you, the Industry’s:

  • Political operatives and elected officials,

  • Researchers, educators and political officials.

James Watt was the Secretary of the Interior Department, under President Ronald Reagan.

He was known as a pithy comments and quote machine. He has several interesting insights you can find on those quotable quotes websites, or Wikipedia.

But the following quote of Watt’s I can’t find anywhere online, so I was not able to verify it precisely.  It goes something like this.

I don’t believe in what are commonly known as conspiracy theories. What I do believe in are people with common interests, acting in ways that benefit their common interests and that therefor look to be conspiratorial.’ – James Watt, former Secretary of the Interior.

“Conspiracy” Hiding in Plain Sight?

Set against the James Watt point that people with common interest often behave in ways that align with those interests – thus appearing to be conspiratorial –  let’s note the following.

If you or I are accused or questioned about something that’s demonstrably not true,
the normal person simply disproves the allegation, and moves on.

So, if the Manufactured Housing Institute (MHI) and the powers-that-be behind MHI can readily disprove the array of questions and concerns about their favoritism and performance, why don’t they do so?

Isn’t it likely they are ducking out precisely because the accusations are true? Because they have no good come-back?

Why didn’t MHI ask to use this image, or create one like it of their own? Could it be that that Berkshire Hathaway owned companies like Clayton, VMF or 21st would benefit, whether or not the Preserving Access to Manufactured Housing Act bill passed or not?  Sources tell MHProNews that the non-profits would have made a deal on the MLO rule, which would have benefited every MH Lender and every retailer, communities, and consumers.  Why didn’t MHI take that deal?  Why spend millions and fail? Or was that pro noted above correct, that BH profits either way, so why compromise at all?  Didn’t they win if it failed, or win if they succeeded?

The Truth is Hiding in Plain Sight

Whatever MHI wants to say about trying to cut back on HUD overreaches, it is obvious that the easiest possible step is to ask the Trump Administration to have Pam Danner reassigned.  Why do they duck the obvious conflict between their words and deeds? MHI, Clayton, 21st and VMF have not engaged directly in public on these issues. But they have done so indirectly and often behind the scenes.  They don’t try to refute/disprove us, rather, they try other alleged tactics to undermine our efforts – which benefit the bulk of the industry’s professionals and investors.

Long term, our call to reform MHI and their alleged monopolistic masters would benefit them too.  Because monopoly inevitably leads to a break up, and it harms the market place, public and society.  That’s why there are laws against monopolies.

We’ve taken our precautions.

We’ve called out the powers that be to debate, or discuss, or be interviewed on video, so all can see it.  They duck, dodge, detract, distract, delay, etc. If they were right, they’d simply publicly seek to prove me to be a fool. Why are they reluctant to stand up for their track record? Do they de facto admit that they lack success at their own stated goals?

MHI Meetings, Networking and Events Can Be Replaced

The one thing that we hear that MHI ‘does okay with’ are their networking meetings.  That brings real value to some professionals.  But IMHO, they could be done better and for less.

We can’t say if MHARR will expand after their November 2017 meeting. But they have publicly supported the need for a third association that truly represents the “post-production” sector of MH – meaning others besides factory home builders.

There was some movement by a few groups to do a true association, they’ve never come to pass.

It would be very profitable for the industry to do so.  Ironically, it could benefit the big players over time too. Because monopolies tend historically to fail over time, and harm many along the way to failure.

I know some question our support for the president and his agenda. We appreciate the candid feedback from those who see that topic differently.

While the GOP – as an independent, I’m not a member of that or any other political party – may be gripped by its identity crisis, the Trump wing is gaining ground.  As odd as it sounds, the victory of Roy Moore over Luther Strange in the Alabama Senate primary proves that to be true.

The RINOs – perhaps better known as the “Establishment” Republicans – will, if this pattern continues, fade from the scene over time.

Americans are seeking to take back their country.

Manufactured housing professionals want to take back their industry.

The two go hand in hand.  That’s why we supported Donald J. Trump when MHI put two pro-Clinton speakers on their stage just days before the election last November.

The hypocrisy and the game playing, the masks and deception are coming to an end.

When their allegedly manipulative music stops, watch a growing number of industry pros exit MHI.  They won’t want to be associated with that crew.

In the meantime, we’ll be spotlighting the issues that can help industry professionals and investors maximize their returns and success.

Read the news and commentary.  Consider what it means to you.  Then, think about how you and your location and organization can benefit by applying the insights you find here on MHProNews and/or on MHLivingNews.

Allegations, Reality and the Future

The powers that be have already lost, they may not realize it yet.  The momentum has shifted.

With the masks, and smoke screens falling and blowing away, the industry can grow at a pace it has only dreamed about for years.

We and select clients know how that is done.  Its profitable, and done at the local level.

Think about why MHI has turned us down time and again, and failed to respond time and again.  Think about why – on an issue as simple as Pam Danner being exited from her role in the manufactured housing program office at HUD – they won’t take a public stand for doing that, even when a growing number of their own members want that to take place.

Yes, we think the days of MHI and their masters as it has existed are about over.  Oh, they’ll continue on in some form or fashion, because Berkshire Hathaway and their allies need an organ like MHI.

But for the majority of members, aren’t you feeding the hand that bites yours?  ## (Commentary, analysis, news.)

MH Communities, MHRetailers and You

Let me start with a program note, before diving into MHCommunities, MHRetailers and You.

For about two years, Marty and Pat Lavin have been suggesting we visit them on their boat at Miami Beach. My family and I have longed to go, butSpySea-TransomML&amp_PL 001 busy schedules kept that at bay, until now. We've set aside this next weekend for that long-awaited trip. The timing means we get to see their new 72' boat.

MHCommunities, MH Retailers and You

No doubt you've noticed that land lease communities (aka MHCs) have taken a big part of the stage in manufactured housing in the recent years. There are many reasons, including the fact that new home shipments into MHCs are rising and the number of retailers has dropped like a rock in the last decade plus.

Now the reality is that MH 'street retailers' or 'boulevard retailers' still outsell MHCommunities (MHCs). So why is there so much emphasis on communities at meetings, industry trade media, by bloggers, etc.?

Part of the answer is that communities seem far more willing to share information than retailers do.

We routinely offer management, legal, marketing and sales columns in our Featured Articles, Tim's blog or the Cutting Edge of marketing and sales that are useful to retailers or a community owner/operators. We have special reports, like on the LO Comp rule, linked here that is useful for MHCs and MHRs.

But the number of MHRetailers willing to sit down at their keyboard and type out a guest column is paltry by comparison to those in the communities world.

The numbers of retailers who go to Louisville and Tunica are huge! MHRetailers come by the hundreds.  While MHC attendance at these events continues to rise, MHRs still bring more people to those events than communities pros.

Do you see my point?

If you are involved in retail, you can help change that under-coverage "by retailers, for retailers." I can imagine why a buyers group, a successful/notable independent or a vertically integrated operation would want to share some insights with the industry at large.

Are you in MHRetail and have a story to share? Please do. This is NOT a 'zero sum game.' As unusual as this may sound to some, sharing ways to improve is a proven path to growth for all involved. Our industry can use all the growth it can get.

MHCommunities

There are good reasons why we wanted to grow the attendance of MHCommunities in recent years at the Louisville Show, and are now working to do the same thing at the rapidly approaching 2014 Tunica Show.

In a nutshell, bringing more community owner/operators to these events is a no-brainer win-win for all involved. Wherever you are in North America, if you have an MHCommunity, you should not just consider going to the Tunica Show, you ought to change your plans to do so right away.

The reasons are many, but the bottom line is that those who go to these events routinely do better then those who skip them. Consider what CU Factory Built Lending's Barry Noffsinger says in this video. Barry is dead on!

Or think about why Terry Decio and others are so motivated in this video.

Or consider what Wally Coomer says in the video above; you put yourself and your business at a disadvantage when you miss such a show.

UMH Properties, Colonial Heights and You

Let me tell you, the folks at UMH are ones to watch. They have reasons to be proud of what they've done. They have doubled in size since 2009. Imagine! Doubling your footprint during the toughest economy since the great depression. That requires something special.

I was telling one of our other clients recently about the corporate culture at UMH. They are a "can do" team, and they frankly seem to admire, respect and are dedicated to Sam and his leadership. A positive atmosphere to work in is huge when it comes to marketing and sales. Good attitudes are supported by good work environments.

But let me dally for a few moments on the very popular column by a UMH manager at their Colonial Heights property.

There is a reason why I specifically asked for such a column to be written. There are other stories out there like it, and they need to be told!

Taking a tired, older MHP and turning it into a fresh, nicer MHC is a wonderful financial opportunity as well as a way of improving our industry's image.

We as an industry often tend to run away from the image of the older "mobile home park" (MHP).

First, that's a messaging mistake. The older MHPs are far more common than the newer, nicer MHCs. I look at some associations that essentially pretend (by not mentioning them…) that the older MHPs aren't there, while talking only about the great, newer MHCs.

Nonsense!  Show and brag about each for what they are! MHPs are often the ultimate in affordable single family living for all there, and are often a far better choice than a similarly aged apartment and are less costly than a similar aged neighborhood of older, conventional site built houses.

But they are more. They are an opportunity for turn-around, in just the fashion that UMH is doing at the story linked above. That's a win on many levels.

My closing invite for today is to get you to take to heart some words shared by Tim Williams, CEO of 21st Mortgage in our interview with him last year. Tim said that members of our industry are like a fraternity.

We indeed share more in common with our fellow retailers, MHC owner/operators, factory builders, vendors, installers, transporters and financial service providers than those outside of our specialized world. We ought to be wise enough to NOT put each other down to others.

More to the point, we need to share the ways we can improve and grow.

Just as you can take an older MHP and transform it into a nice MHC, so too retailers can take a rough looking location and turn it into something attractive and appealing. Yes, it takes some time and money. But guess what? You can then begin to attract more of the better credit or cash customers as part of the result.

Something as simple as a clean sales display with homes corner blocked and leveled, with the doors all easy to open and close, and good steps up to every home makes a huge difference in who your buyers are.  That's obvious to the great retailers, but it might be useful for those who look like a 'repo depot' style location.

The get me done customers will come to your location regardless. Make the decision to do what it takes to attract the better customer, and your business – and our industry – will grow as a result.

Agreeing to Disagree

Some ask or say to me words to this effect: Tony, I don't get it. You and Marty Lavin seem like polar opposites! Why do you like showcasing someone who sees things so differently than you do?

First, there are things that Marty and I agree on, but even where we don't see eye to eye, we can disagree professionally and still get along just fine.

The truth is, almost anyone we interview, anyone we showcase will see things differently than moi. That's life!

But it helps EVERYONE in the mix to see a variety of ideas. “We Provide, You Decide.” (c)

Oh, the Pain

What follows may seem counter-intuitive at first. Pain is natural, necessary and can be good. Pain is a signal in the body or mind that something is awry. That something needs 'fixing' or attention.

We tend to avoid pain and run from it. But in fact, the solution almost always involves embracing the pain. One must discover what is the cause of pain and how it can be dealt with.

In recent conversations with industry pros from various parts of the country, one of the common points made by the callers included the following. It was said in different ways, but let me drill it down to this:

Manufactured housing doesn't have a product problem it has a perception problem. When people see the home without the blinders, they often fall in love with the quality and value of factory built homes.”

Some company reps see lots of retailers and communities face to face, at their locations. These reps see it all: the good, the bad, the ugly. Perhaps a result, the subject came up in another recent conversation about training.

How do you get businesses owners or executives to realize that their employees need more training? If you say that to them, they may get insulted. At the same time, they could be making more money if they just had good people doing the right things more often.”

Here is my short answer to these topics. Imagine you were not feeling well, not doing as well as you'd like to be. You go to your doctor, you get tests run. The doctor gets the results. Do you want the MD to tell you the truth, or a bunch of fluff? Do you want the doctor to map out a cure or program for what ails you, or do you want a placebo, and to be told that all is well?

When professionals speak, they ideally ought to give each other permission to be candid, and then do so.

If I were visiting a sales, leasing or management office, and saw things in my client's operation that needed attention, isn't it best for all concerned to know what that is? We point out the good things, right? Why not the problematic ones? It is easier said than done because one doesn't want to offend a client, still, that second set of eyes or outside perspective can make all the difference in the world to that business owner or supervisor.

That in turn can come back with more sales and more business for the rep who shares the insight.

It is my sincere belief that manufactured housing could double or triple its sales in fairly short order. That is based on evidence from real-life companies that grew their sales rapidly, once basic adjustments were made.

That growth doesn't happen by accident, it comes through positive changes. How that looks for the Industry at large can be seen at the download at the end of the article on this link. What that looks like for an individual or collective number of business locations is another topic for another time. When pain comes, heed the warnings. Don't just mask it, seek and fix the cause. ##
